What’s the Best Time to Buy or Sell?

Anytime you are ready is the best time. There will always be someone looking to Buy. When do Sellers typically list homes?  Well it’s pretty scattered, but the stats show listings increase in Jan, March, April, May and October.

The bigger question is when do Buyers buy?  The chart below gives you a 14 year look at the Arizona market and when Buyers Buy.

Whether you are on the Buyers or Sellers side there are two important things you need to do:

Price the House Right

If you don’t price your house right, it won’t sell easily. You may discard good qualified Buyers early on only to find yourself reducing your price for a less qualified Buyer.

Prepare the House for Sale

If your house looks in disrepair or is unkept, it will not command top dollar. Curb appeal, House Paint, Kitchen, and Master bedroom are the prime areas to work on. Note, make sure you don’t invest so much as to price yourself out of the market. Investing $20,000 to get $10,000 back in a sale may not be worth the exercise.
